Advertising And Marketing
First, your property manager will do a market analysis to determine the optimal monthly rental rate for your property utilizing a wide range of professional resources. Then NRPM will advertise available vacancies through the Internet and signage on the property. In this era of technology, NRPM has found that most rentals are sought online by prospective tenants. Our company website has all of our available properties listed. When we enter your property into Austin MLS, the property is listed on Austin Home Search, Realtor.com, and List Hub that feeds to some thirty-five associated web sites. NRPM also lists properties on our management software that directs the property information to dozens of premium real estate websites. NRPM leasing agents are available to show your property seven days a week. Lock-boxes are placed on all our vacant properties so that all local Realtors can show your property to their clients at any time.
Thorough Screening of Applicants
NRPM makes every effort to find tenants who will pay rent timely and will take good care of your property. All applicants must verify their income to ensure they can afford the rent. We run a rental and credit history, as well as criminal screening on every prospective resident who is over age 18.
Our preferred vendor relationships will save you time, money and ensure that repairs are done properly & quickly. NRPM relationship with vendors is based on the premise that the job is done once and it is done correctly and completely. All of our vendors carry general liability insurance to protect all parties. We require competitive bidding to ensure low costs for our owners. Also, NRPM does not add a service charge to maintenance invoices. You pay only the actual cost. Our tenants have peace of mind knowing our maintenance staff is accessible 24/7. They know they will receive prompt attention to any issue that will impact their safety or the integrity of the property.
NRPM does drive-by inspection of all managed properties on a regular basis. Also, 90 days prior to renewing a resident's lease, we will do an inspection of the entire property to determine if we want to renew the resident's lease. This allows us to alert the property owner to any potential problems that will have to be addressed at the end of the resident's lease.
NRPM utilizes a web-based property management system that provides our property owners with Internet access to view their financial statements anytime. Our accounting staff can pay reoccurring monthly expenses on your behalf such as mortgages, utilities, and HOA dues. We will provide year end 1099's for tax purposes. Annual budgets can be prepared for apartment complexes. We start our month end close out around the 25th of the month so the month end statements and income distribution is complete by the end of the month. After close out, we disburse funds to owners by direct deposit.

Our Property Supervisor makes weekly inspections of the physical condition and personnel status of each property. The weekly reports from our experienced on-site managers help control and maintain the property to a professional standard. 90 DAY SATISFACTION GUARANTEE
If you are not completely satisfied with our services during the first 90 days, simply notify us in writing and we will cancel your management agreement immediately and refund any management fees you paid during the period.
If any tenant we approved for your property breaks his lease and moves out during the first 90 days of the lease, we will find another tenant and waive our normal leasing fee (co-operating broker cost excluded).
